DOM at 7... 111% list to sales price ratio. Inventory down from the same time as last year. Expired listings, down from last month, closed units down, months supply inventory is still below 1 month. Keep in mind that a "balanced market" would be 4 months supply of inventory, and we haven't had that locally in over 8 years. This data becomes relevant because the national headlines will differ from our local headlines. I track showing activity every 2 weeks for the "affordable" price points in the Rochester Market. Since my last letter, showing activity has declined. Take action.

Mortgage interest rates have just remained in limbo for the last couple of weeks and continue to hover around 7% with FED waiting for key economic data to be reported in the upcoming months. Predictions have evolved to possible no rate cuts from the FED at all. Friday saw a key economic report released with the jobs/unemployment data that came out mixed overall with unemployment dropping but less jobs created than what was expected. So far the market has treated the report as neutral and not a market mover, and they are quickly turning their focus to the inflation/CPI data. Lower inflation could cause some slight downward pressure on mortgage rates, but nothing significant at this point.

The hot real estate industry topic for 2025 is the “Clear Cooperation” rule. The debate has 2 sides - one side wanting to figure out how to allow for a private off-market type of marketing and listing strategy, and the other siding with the requirement for agents to list a property on the open market via the MLS. Major Industry players are locked in and making moves. Make sure that you have multiple strategies when advising a client. You must be prepared to present and execute a variety of different strategies for any given situation.
