  • Who do you think you are?

    My name is Todd Nepola. I was born in Staten Island, New York, and moved to Florida as a teenager. I've lived in Miami ever since. I'm 52 years old, and without question, my greatest joy and proudest accomplishments are my two daughters, Gabriella and Sophia.

  • How did your business find you? Was it a calling or it caught you by surprise?

    I was an average student at best, but I always had a strong desire to be financially successful. I started working at a young age and never doubted that I would find a path that I both loved and excelled in. After college, I became a stockbroker, which I truly enjoyed. With the money I was earning, I purchased my first property in 1998 at 25 years old—and I still own that property today.

    I managed that first property myself and quickly realized how much I loved real estate. When the tech bubble burst in 2000, I made the full transition into real estate and never looked back. I didn't initially know this would become my long-term career, but I’ve been incredibly fortunate that it turned out to be something I genuinely love and remain grateful for every day.

    Real estate has given me so much, and in return, I’ve made it a priority to mentor and guide others who want to enter the field. I don’t sell courses or run any paid programs—this is something I do entirely for free, simply for the love of the game.

    I also wrote a book called “Keeping It Real on Commercial Real Estate, where I share insights and lessons from my journey in the industry. It's part of my effort to give back and help others find their own paths in this business.

  • What is your favorite title?

    Favorite title for sure is Dad!  or more so #girldad!

  • What has been the most challenging thing about Pursuing a career in Real Estate?

    Real estate was never a big challenge for me—I had good timing. When I bought my first property, the market was down, so prices were low. I was lucky to catch that momentum as a first timer. Luck does help, but you still need to take the risk.

  • If you had to start all over, what would you do?

    I’m often asked how to get started in real estate, and my advice is always the same: start by leasing properties. Leasing gives you a deep understanding of both what property owners want and what tenants need. That insight makes you a true expert in the market.

    From there, begin leasing and selling at the same time. Once you’ve built that knowledge and confidence, find your first property and become an owner. But here’s the key—never stop leasing and selling. Use that income to support your lifestyle, and let the cash flow from your properties go right back into improvements or buying more real estate. That’s how you build lasting success.

  • What does a day in the Life of Todd look like?

    On weekdays I usually wake up around 6:30 AM and get to the gym inmy building for some cardio, steam and cold plunge. I am at work most days around 8:30. Most of my day is reviewing new deals, working on capitla improvements to existing properties and reviewing what my team at current capital has going on with the managaement. I get home around 6:30PM and will take a nap/break for an hour then maybe the gym or some reading ( I read everyday) I like to eat out almost every night around 9:00 and then home in bed by 11:00ish.  My weekends involve more free time and less work - you must recharge.

  • What is your biggest regret/ biggest accomplishment?

    Biggest regret - not taking more chances in life. Not just with business, when we talk ourselves out of something and don’t do it we actually reject ourself, and this adds up over time - so shoot your shot! 

    Biggest accomplishment - for sure my children and the amazing young women they are becoming. Next would be the satisfaction I get teaching someone to be in the real estate field and watching them thrive  - the next would be my still pushing to do bigger and bigger deals. 

  • Where do you see yourself in 5 years?

    In 5 years it will be more of the same - but more. I plan to work as long as I can, but I will continue to travel more and enjoyt the gifts of free time. I love what I do but I also enjoy doing new things and seeing new places.

  • What was your childhood Dream?

    Many, but the most memorable was to have financial freedom.  I never wanted to struggle.

    I would not work for free and take such large risks without the opportunity for gain -but I would stick to real estate since its my passion and brings me so much and I don’t mean just money

  • Who is your Hero?

    My hero is my grandfather on my mothers side - when I was a kid and most people counted me out because I was not a great student and showed little interest in school - he always believed in me and told me I coud be anything, and I belived him - and that makes all the difference in the world - we MUST inspire the younger generations.

  • What will your Epitaph say?

    I don’t know what it would say nor did I ever put thought into it. I am here to live this life and enjoy the gift of living each day - legacy means very little to me  - I hope to influence and help people along the way - but life’s too short to worry about the afterlife.

  • What question did you wish I asked?

    You asked excellent questions - TY- I would only add when you have a person of my age and experience what advice I could offer the younger generations from my experiences - To which I would say, dont worry so much, dont stress what the future will or wont be, just wake up each day with gratitude and make things happen- forward progress. Some days will be good, some not so good - but just keep making progress - Be Great!
